I have found that many tenants do not report items in need of repair in a timely manner. Items like dry rot, loose toilets, faulty outlets, smoke & Co2 detectors not working, lights not working, leaky faucets/toilets/showers, etc. which can cause serious harm to tenant and serious extended damage to the property. Extended damage can cause a serious decline in property value which in turn causes a decline in rentable value.
I have created an extended Property Management model that is designed to preserve the integrity and habitability of the property which in turn allows owners to charge current Fair Market Rents: Pro-Active Property Management.
I offer multiple levels of service to owners:

Tenant Placement Only
I advertise property for rent. I will use RentSpree for on-line rental application receipt and tenant background checks. I review results with owner who then selects his/her tenant. I complete CAR & CAA required documents/disclosures and then turn tenant over to owner who will collect deposit and rents and manage his/her own property.

Full Service Non Pro-Active Management
Market the rental property, use RentSpree for on-line rental applications and background checks, review candidates with owners, complete all CAR & CAA legal documents and disclosures, collect deposits and rents, maintain Trust accounts for each building, receive tenant complaints, schedule building maintenance, perform annual “visual” inspections, pay owner bills such as mortgage & utilities, mail owner monthly income/expense statements with owner draw & receipts for maintenance, email annual building inspection.

Full Service Pro-Active Management
Includes all items in Level 2 in addition to Whole House, Pest & Roof inspections conducted prior to tenant placement, Home Warranty placed on each unit and a semi-annual request is sent to tenant to inspect the property for maintenance issues (tenant must agree to this inspection).

I check HUD FMR Rates annually to make sure owners are aware of any changes to average rents being collected in the County in which a unit is located. I check local "For Rent" listings to compare properties and current rents being charged.
As a California Apartment Association (CAA) member I utilize the on-line Application and Background verification service of RentSpree which provides a neutral party to collect application information and perform qualification checks on a first-come first-served basis.
I use CAR and CAA approved documents for all tenant/landlord correspondence which includes Notices to tenants in violation of their lease.
I do not charge set-up fees for new clients who already have tenants in place.
I have licensed contractors and cleaning staff available to maintain and clean properties when necessary.
Tenants are required to submit written Repair Requests so all requests will be in writing and traceable.
I am available 24-hr for emergency maintenance calls.
